Replacing cavity wall ties with a remedial tying system is a low-cost alternative to rebuilding walls that are suffering from wall tie corrosion and has become the accepted method of solving the problem of cavity tie failure.
Cavity Wall Clearances
Cavity Wall Insulation has been installed in properties over the last 20 years through various energy efficient led schemes for reducing the heat loss through walls, and is a product system which has been used over many years.
However on occasions, history is showing us that it can go wrong with unsuitable properties having been insulated through inadequate surveys completed, unsuitable materials used and poor workmanship in the delivery of the products.
The west coast of the UK especially is subject to wind driven rain which can result in large amounts of water under pressure on walls, some of which can penetrate through the outer brick leaf and into the cavity. This is not in itself unusual and cavity wall insulation is designed to protect the property from the water penetrating to the inside skin.
How is the damaged material removed?
The damaged cavity wall insulation is removed using a tried and trusted method, with full boroscope inspections to check that all has been removed. Compressed air is forced into one part of the wall and an industrial vacuum machine extracts the defective insulation from the bottom of the wall. The original drilling pattern can be used if it is evident. All waste material is bagged during the extraction and no waste materials are left behind.
Is it recommended that my house be insulated again?
This is up to you but we would always recommend that you insulate your home as the first step in saving money in your heating bills. We have seen many properties which have failed insulation and would recommend that where failed cavity wall insulation has been found that the property be insulated with External Wall Insulation.

Full replacement or cap over?
Very often we attend houses delivering a range of products and see customers who have had cap over fascia boards fitted instead of having the old rotten fascia boards removed and replaced with uPVC fascias.
It is a little cheaper in the short term to cover up a problem but we believe in doing a quality job first time. If the rotten wood is left in place then it remains rotten year after year where the fixing pins can become loose and potentially leave your new fascia board unsecured.
So the answer to the question is a full replacement for a quality job…
uPVC or wood?
Historically fascia and barge boards were fitted with a wood solution. The problem with wood is that it is porous in its make up and over a period of time, water penetrates the board leading to rot and water ingress.
The uPVC solution leaves you with a long lasting solution which will not deteriorate, discolour and only needs a wash down periodically to keep it clean.
Wall tie failure occurs when the ability of the built-in tie-system to secure the façade wall of a building to its structural frame is compromised. Failure may be due to too few ties having been incorporated into the build or deterioration of the ties as a result of rust.
In the case of wall tie corrosion, the rusting steel generates an expanding build-up of iron oxide layers as the steel erodes. The damage that can be caused by the expanding ties depends on the type of wall tie used in construction.

After 2 weeks cooling off period, the boys were here the following week, had my house hacked off to bare brick, soffit wall ties done, weather boards replaced, facias and soffits and an acrylic honeysuckle render put on. Looks really good, very happy with the price as Carmarthen builders were much more expensive. In total it took them a whole 7 days to complete the job. My neighbours are very impressed with their work. The only downfall was that I had to keep them in bacon and egg sandwiches, coffee and biscuits. 🙂 Would definitely recommend them.
Recently had some insulation render put on our 2 bed terraced house. After the 2 week cooling off period the chaps were on site & had the job done relatively quickly & for a very competitive price. We’re very happy with our Ardente colour which has set off a mini trend on our street.
