Background to why External Wall insulation was needed…

This is the property that we started with….

 

The client is a Landlord and contacted us to quote on providing a rendering solution to the exterior of the property. The tenant has been reporting high heating bills and the property was cold. Initially, it was thought that the property had failed cavity wall insulation but on inspection we found no insulation present. The existing render was in a cracked and breaking down in areas.

The final solution given the lack of insulation and failing render was to install External Wall Insulation Swansea to the property and finish it in a silicone enhanced render.

The house is situated in Swansea on an elevated hill, exposed to high winds and penetrative rain.

 

 

So how did we do it?

 Preparation

 We first needed to undertake some preparation works. The large bell near the top of the gable wall, needed to be hacked back to allow the verge track at the top of the insulation system to be installed. The verge track provides a watertight seal on top of the insulation so it was important we got the to run flush to the wall.

There we also some other enabling works to be undertaken where we installed timber pattresses to the wall for reattaching rainwater downpipes and we need to extend the water tap off the wall to allow for the new 90mm insulation boards and rendering to be applied.

The External Wall Insulation

The next step of this External Wall Insulation Swansea project was to install the 90mm EPS (expanded polystyrene) Insulation boards. This is applied by installing an aluminium basetrack just above damp proof course with fixings at a maximum of 300mm centres. The boards are then installed in an offset format and pinned with specialist fixings as seen here which are pinned in a standard 5 pin formation with extra fixings on all edges and corners…

Once the boards were applied to the property, we then rendered the entire property with a high performance render basecoat. This stage is made up of two layers of basecoat with a fibreglass mesh sandwiched between providing a rock hard finish compared with a sand and cement finish.

From the picture, you can see the front elevation has only had the first layer of high performance basecoat with the mesh installed and the side wall has had the second layer of high performance basecoat installed where it is sponge finished to bring it smooth, ready for the final layers.

Once the render is applied the property is then sealed with a primer which is the same colour as the final top coat.

 The final finish…

 Once the property has been fully painted with the primer, we then apply a 1.5mm silicone enhanced render which provides a breathable but water repellent finish as seen here to complete the External Wall Insulation Swansea project. The plinth underneath the insulation system was painted with a Johnstones Masonry paint.
