What to Consider When Thinking about Stairs to a Loft Conversion

When considering where a staircase for a loft conversion should go the first thoughts should be ideal location for emergency evacuation. It’s important to have an escape plan in case of emergency. The stairs should be near a door on the ground floor so you can quickly exit your home, but there may also need some other considerations before choosing this location such as existing layouts of houses or safety issues with regards to having too many doors nearby that could block access when everyone is trying leave at once.

Fire Safety for Loft Conversion Stairs

Fire safety standards for escape routes need to be met with loft conversion stairs. A loft access retractable ladder is not normally accepted.

When considering the fire safety creating a room that is fire retardant is a requirement. The door to access the loft conversions has to be fire rated. The location of the door, at the top or bottom of the stairs is dependent on the location of the stairs in relation to the stairs already existing in the house. If the new stairs are separate from the existing stairs then the fire door should be at the bottom, alternatively if the new stairs are above the existing staircase then the fire door can be installed at the top pf the stairs on a landing.

To comply with building regulations the head clearance at the centre of the stairs should be at least 1.9m and 1.8m to the sides. The steps height is also subject to building regulations the pitch of the stairs needs to be at a maximum of 42 degrees, although in instances of short depth a space saver staircase can be used, giving an alternative stairs option in difficult home layouts.

Loft Conversion Stairs – What are the Options?

Where to build? Best Option – Utilise the existing stairwell

Taking a view on the existing stair layout, the ideal option would be to build over what is already there, using the stairwell to ceiling already in existence to save space. This option not only reduced the changes to the floor below the loft, it is also, more often more affordable than creating an alternative stair location.

Alternative – Taking space from an existing room

If going above the stairs isn’t an option then there are still options that can be considered. The loft layout and headroom options will guide the best locations of the stairs and entry into the loft. Creating partitioned walls in the flood below, stealing space from another room is normally the best alternative location.

Loft Conversion Stair Types

Once a decision on the location of the stairs has been made the stairs design can be considered to meet the location and requirements.

Standard stairs – straight, 90 degree bend or 180 degree turned stairs are all options using standard stair tread sizing and should be considered before space saving options are explored.

Space saving – although an alternative stair type that is approved under building control these stair types aren’t favoured and should be a last resort if there are no other options for the home. If this is the only option available before work commences it is recommended that the local building inspector is contacted and gives approval for the design.

Other Considerations

Handrails – These should be installed to support use of the stairs in a safe manner, the design and look can vary significantly to suite the look required.

Lighting – Ensuring the lighting on the stairs is sufficient to alight and descend at night or in low light conditions is a must. Options for lighting position – overhead or step level lighting.
