Background to why External Wall insulation was needed…

This is the property that we started with….

 

The client contacted us to quote on providing external wall insulation to the exterior of their property. The existing render was in a poor state of repair and the property suffering a number of damp problems.

The house is situated in the village of Llanllwni which is in Carmarthenshire between Llanybydder and Pencader. The house sits on an elevated hillside and is exposed to some particularly bad weather and was seen by the deterioration of the properties render.

So what did we do?

The county council was involved with this project and insisted that due to the poor state of the existing render, it be removed. We therefore set about the task of hacking off all the existing render.

Uncovering Problems…

Once the render was removed, we found the rear of the property to be a cavity extension and quickly realised through inspection that the cavity wall had been insulated to a really poor standard. We assisted the client in quickly liaising with the Cavity Insulation Guarantee Agency (CIGA) who assessed the property and agreed with our findings and arranged for us to remove the insulation through the Cavity Wall Insulation Removal service we provide.

We found that there were large areas where voids were present which was causing the capillary action of water tracking across to the inside walls causing damp.

The insulation is removed through specialist techniques with high pressured compressed air and an industrial vacuum.

 

 The cavity is now free of the wet and damp material and has a dry and ventilated cavity wall.

 

The External Wall Insulation

The next step of this External Wall Insulation project was to install the 90mm EPS (expanded polystyrene) Insulation boards. This is applied by installing an aluminium base track just above damp proof course with fixings at a maximum of 300mm centres. The boards are then installed in an offset format and pinned with specialist fixings as seen here which are pinned in a standard 5 pin formation with extra fixings on all edges and corners…

 

Once the boards were applied to the property, we then rendered the entire property with a high performance render basecoat. This stage is made up of two layers of basecoat with a fibreglass mesh sandwiched between providing a rock hard finish compared with a sand and cement finish.

Once the render is applied the property is then sealed with a primer which is the same colour as the final top coat.

Once the property has had the full primer coat applied and allowed to dry, we then apply a 1.5mm silicone enhanced render which provides a breathable but water repellent finish as seen here to complete the external wall insulation project.
